Sale of Property In Pakistan While Being Abroad
Selling of property in Pakistan is considered easy in comparison to buying a new property. Maybe it is or may it seems so. Actually, property sellers are free from paying any taxes and they also don’t have to visit multiple clients because interested clients contact them on their own. But what to do if you want to sale property in Pakistan while being abroad?
Is it seems really difficult for you? Well, just stop being afraid of anything. Here in this blog, I am going to share with you all the details, and a complete guideline about the process includes selling your property easily without visiting the country.
First of all, you will have to make power of attorney for some trustable relative or friend, and then this POA will get to be attested from Pakistani embassy or consulate. After this power of attorney reaches to Pakistan, it needs to be registered in court. Any plot or a house can be only transferred or sale with proper power of attorney.
Steps Include In the Sale of Property From Abroad Are:
• Get power of attorney forms & fill it carefully.
• Get this POA attested from Pakistani Consulate or Embassy.
• Send it to your relative (to whom you have transferred it)
• You Relative will register this power of attorney in Pakistan court.
• After going through all this process, you can only transfer your Plots/houses on the name of your relative and then can also sale it.
As many overseas Pakistanis think that selling a property in Pakistan without visiting the country is complicated and mostly their concerns are:
• From where the overseas can get power of attorney forms. Do they need to get power of attorney forms directly from Pakistan or from the country they are living in?
• Do overseas needs to send the attested power of attorney from foreign country to their relative directly in Pakistan, or they need to send it to Pakistan High Court?
And the answer is: You can easily get the stamp papers from the Pakistan Consulates/Embassies. After getting these papers, you will need to mention all the details of your property on it. You can also take the help of Pakistani lawyers working in foreign countries that will make a power of attorney for you at a token fee of 25 to 50 dollars and then certify it. You will just need to post it to your relative.
Your relative will then personally appear in the ministry of foreign affairs office and get it attested from there. After this confirmation/attestation from the consulate in a foreign country and ministry of foreign affairs office in Pakistan, your power of attorney must be attested by the magistrate of the area in which your property is located.
Some Important Points To Keep In Your Mind
• If your plot/house is located in any housing scheme, you will also need to consult the society office of the society and ask them to give you an example of the power of attorney.
• During all this process, make sure not to give your general Power of Attorney to anyone. And always mention the exact issue that you are selling your plot or why you are transferring it to someone.
